Developer KDC's Parkside Uptown high-rise overlooking Klyde Warren Park will have a $200 million price tag for the first phase, and work on the project is slated to start.

Located at 1919 Woodall Rodgers Freeway, the Parkside Uptown project is set to break ground in May, with completion scheduled for 2026, according to a filing with the state.

Dallas-based KDC initially announced the project in early 2020. KDC is partnering with site owner Miyama USA on the project.

Parkside Uptown will be a 30-story podium-style tower. The upcoming project will feature high-rise office uses on level 12 and up, with ground floor retail and restaurant uses. The first phase of the project will measure almost 113,000 square feet, according to a filing with the Texas Department of Licensing & Regulation.

KDC's website shows a much larger building in the works for the site, with a total project size topping 493,000 square feet.

"Seamlessly integrated with the award-winning park below, Parkside Uptown extends the green space high onto its façade and welcomes pedestrians with wide sidewalks, ground level retail and a spectacular corner plaza shaded by a heroically cantilevered structure," the project description on the website says. "Once inside the elegant, transparent street level lobby, it’s immediately evident this is an exceedingly modern workplace."

The site also touts the prime location: "Just outside the front door is the incredible urban oasis of Klyde Warren Park, featuring gourmet food trucks, café-style seating, and plenty of room to relax and play."

The tower is designed by New York-based architecture firm Kohn Pedersen Fox Associates in partnership with Dallas-based Corgan.

KDC is also developing the site of the upcoming Wells Fargo regional corporate campus in Irving. The plans for the site include two 400,000-square-foot buildings with the potential to hold 4,000 workers that are expected to be set within a broader mixed-use development.

KDC is also underway on a mixed-use development anchored by a Central Market grocery store at McKinney and Lemmon in Uptown. The project will be 1.7 million square feet and estimated to cost $295 million. It will feature a 25-story tower with three levels of office and 23 levels of multifamily.
