Nestled 45 minutes away from Fort Worth near the city of Tin Top is a property that combines a quiet ranch atmosphere with plenty of recreational activities.

The 335-acre River Bend Ranch is being marketed by Dallas’ Icon Global Group with a price tag of $6,495,000. According to Tyler Thomas, lead broker for River Bend, the property is considered part ranch, part lake house thanks to its proximity to the Brazos River and Lake Grandbury.

“It’s right outside the mouth of Lake Grandbury, and it’s on a part of the river which is thought of as a premier water skiing part of the Brazos,” he added.

Dividing the ranch is a wooded barrier. On one side is the property’s housing, including a 5,800-square-foot main home with four bedrooms and six bathrooms. Other features include a large screened porch with a fireplace, a gear room, a study, a custom-designed laundry room and kitchen, a large living room, and a three-car garage.

A buyer can also house guests in an 80-foot-by-60-foot metal shop with a one bedroom, one bathroom living quarters and covered parking.

A second barn is primarily used for large equipment storage and has an attached four-car garage, but also features potential living quarters that currently serve as a workshop.

In addition to the barns, River Bend has a four-stall equestrian barn with an attached pipe-fenced arena.

“It’s a cool feature to have a ranch with high-end improvements, a well-done home and several large barn structures, and beyond, the lake,” Thomas said.

On the other side of the wooded barrier, which includes trails for horseback riding, ATVs and trucks, is access to the Brazos River. The property has a multi-slip boat dock and a buyer can take
advantage of the river’s most popular activity, water skiing, or drive their boat to nearby restaurants and entertainment on Lake Grandbury.

Overall, Thomas says River Bend is a ready-to-operate property.
