$4.9M ranch offers 711-acre tract of untouched land in North Texas

As North Texas sees land broken up for millions of dollars in developments, it's not every day you see a tract of untouched acreage.

As North Texas sees land broken up for millions of dollars in developments, it’s not every day you see a tract of untouched acreage.

But that’s exactly what a buyer will find at Deerfield Ranch, a 711-acre property on the border of Smith and Wood counties, about an hour and a half east of Dallas.

Real estate firm Icon Global Group is marketing the ranch, located three miles south of the city of Mineola, for $4,995,000. At that price, a buyer can settle into a 5,559-square-foot home with six bedrooms, six full bathrooms and five half bathrooms. The broker for the ranch is Briggs Freeman Sotheby's International Realty.

The house also features a pool and hot tub, patio with outdoor kitchen, two screened-in porches with a fire pit, and a two-car garage.

“It’s still looks like a modest country living farm, but interior-wise you have grand ceilings and high-end updates and finishes,” added Tyler Thomas, Icon’s lead broker for the property.

Additional living space on the ranch includes a three-bedroom, two-bathroom guest home with an adjacent three-car garage and workshop. And the 1,500-square-foot quarters has an attached 400-square-foot carport.

Other structures on the property include a 961-square-foot studio and a 2,363-square-foot garage, workshop and storage room.

Outdoors, a buyer can enjoy a network of creeks and springs that feed 11 lakes, most of which are stocked with fish.

A sportsman can also hunt deer, dove, turkey, hogs and ducks on the property, which has high fencing and has been managed under the Texas Parks and Wildlife’s Managed Lands Deer Program.

If a buyer is looking for more than a leisure property, Deerfield operates as a cattle ranch and can support roughly 200 head of cattle. Fencing is in place to designate grazing areas, and the property

offers access to water through stock tanks, irrigation, and its creeks and lakes.

A 100-foot-by-75-foot hay barn with a lean-to features a feed shed and loafing shed.

Cattle currently on the property are not included in the ranch’s list price.

At the end of the day, the ranch’s new owner can enjoy proximity to Texas’ Piney Woods and the Sabine River, as well as unobstructed views of the Burleson Wetlands.

“It’s a well-balanced ranch between recreation and a cattle-business ranch,” Thomas said.
