$54M ranch in South Texas hits the market

The 18,000 acres are suited for an avid sportsman

An iconic hunting property in South Texas has hit the market for $54,038,785.

The sprawling 18,043-acre La Bandera Ranch, which is being marketed by Whitetail Properties Real Estate, is situated about 15 miles southwest of Carrizo Springs in Dimmit County.

Luxury finishes abound among the three main lodges — the Southwest Lodge, La Sombrilla Lodge and Ponderosa Lodge — which offer a total of 46 bedrooms between them.

A resort-style pool and hot tub, 5,000-foot paved and lighted runway, 14,000-square-foot taxi-through hangar, patio with an outdoor kitchen, plentiful fireplaces, and full bars are among the principle amenities of the property.

Outdoorsmen can find a habitat that caters to deer, quail, dove and turkey. Whitetail deer and birds are catered to with habitat-management practices and supplemental feeding programs to keep up the highest quality year after year. And the property also boasts deer-breeding facilities and quail flight pens.

The property, which is on a MLDP 3 permit, allows for the highest-level harvest management and buck to doe ratio with an extremely high harvest success rate.

A full-time staff at La Bandera Ranch operates and maintains the property.

Joey Bellington, Whitetail Properties broker for Texas, said that the care that's been put into the property is most evident in the cleared lane grid system that runs across the entire ranch.

"I've never seen a ranch of this size have that kind of brush management effort," he said in a prepared statement.

But the property is not all play — substantial historical income stems from minerals, surface damages and water on the property. For instance, 24 wells across the acreage are capable of pumping 800-900 gallons each minute.

It should be noted that the owned mineral state is not being offered with the sale at the current list price, though it is negotiable.
