Developer Opus West Corp. has begun construction on an Irving office building.

The 55,000-square-foot Regent Center II project is being built just south of Interstate 635 in the DFW Freeport complex.

The new office building will join a larger one developed by Opus West in 1993 for DeVry University.

"DeVry downsized, and their parking requirement went down," said Opus West senior director Steve Chilton. "We ended up with a lot of extra land.

"We thought we'd maximize the asset and put another office building there."

Mr. Chilton said the two-story building will be ready for tenants in December.

Stream Realty Partners is leasing the project.

"We have about 38,000 square feet in the first building to lease, too," Mr. Chilton said.

Opus West did the design and construction for the Regent Center project in-house.

The building is one of two new Opus West projects in Irving.

The developer just finished work on a 120,000-square-foot office project on State Highway 114 in Las Colinas.

About 100,000 square feet of office space is currently under construction in the area.
