FRISCO — It’s hard to imagine a housing development bigger than many small towns in Texas, but that's exactly what's being built in Frisco.
Phillips Creek Ranch is the city's largest master-planned community. But some folks who live near the massive site are worried it could make traffic headaches there even worse.
At 947 acres, Phillips Creek Ranch is the largest residential development of its kind in Frisco. Once the development is built out, it will have about 3,000 homes and 12,000 people.
Eighty-five percent of Texas towns and cities have populations smaller than that.
"Twenty-one years ago, we came up here and there was a stop sign with no traffic," said A.B. Willingham, who lives nearby.
But Willingham and his wife Marilee say that changed dramatically when Frisco and Little Elm became two of the fastest-growing cities in the country.
Traffic became gridlocked. And now — with 12,000 new people moving nearby — their concerns are running high.
"You definitely have a problem, and it’s just going to get worse," Mrs. Willingham said.
But Frisco officials aren't concerned.
They believe the city’s major thoroughfares are designed to handle traffic from new developments like Phillips Creek Ranch. Lebanon Road, Stonebrook Parkway, and Teel Parkway are all four lanes that can be widened to six. FM 423 is being widened to six lanes, with potential to grow to eight.
"I just think they do a great job keeping their roads up-to-speed for the amount of growth they have in their community," said Tony Ruggeri, co-president of Republic Property Group, the developer of Phillips Creek Ranch.
The first phase, which will have 547 homes, is under way. It's expected to take five years to complete the development.
