Omni eyes underground parking garage to meet escalating demand

DALLAS – Officials with the Omni, the company that operates the city's convention center hotel, told the City Council Monday that its 2012 net revenue will come in almost $3 million higher than predicted. And because of the demand, the hotel will need more parking.

As such, the popular holiday ornaments in front of the convention center hotel might not be in the same spot next year. The hotel's developer, Matthews Southwest, told the city Monday it wants to build an underground garage in the grassy area in front of the hotel along Lamar Street.

David Snell, Matthews Vice President for Real Estate said, "We're probably looking at around 20 to 25,000 feet of restaurant space sitting on top of the garage in front of the hotel." 

The Omni says business at the restaurants is so good the existing 720 space garage can't handle demand. So Matthews wants to add 350 spaces underground with a single story building above for additional restaurants, as visitors have complained of a lack of dining choices nearby.

Ron King, Director of the Dallas Convention Center said, "Any time you can give any of the attendees that come to a convention, give them some alternatives, some variety, that's a positive thing."

The city hopes for a variety of dining and pricing options with the extra restaurants. The hotel's had a successful first year but visitors next year will be around the construction. King discounts the impact.

"I don't see that as really detrimental to the groups because this is all exterior of the hotel, exterior of the convention center so it should be within a contained area so I really don't see it being that impactful," he said. 

Matthews wants to start construction in spring using left over revenue bonds and it should take about a year.
